STUDI IDENTIFIKASI DAN OPTIMALISASI BIAYA PROYEK RUMAH TINGGAL BERBASIS GREEN BUILDING DENGAN METODE VALUE ENGINEERING

Abstract

Konsep green building merupakan salah satu solusi pengurangan kerusakan lingkungan, emisi karbon (penyebab utama pemanasan global), dan krisis energi. Pengimplementasian konsep ini masih sulit dari segi biaya, regulasi, sumber daya dan informasi material, serta metode kerja. Metode VE (Value Engineering) digunakan dengan mengetahui komponen pekerjaan yang bisa dioptimalkan sesuai nilai biaya dan nilai green building. Adapun tujuan penelitian adalah mengidentifikasi dan mengoptimalkan proyek berdasarkan biaya konstruksi, biaya operasi dan pemeliharaan, green material (efisiensi energi dan daya tahan material), K4 (dampak terhadap lingkungan), dan ketersediaan stok material ramah lingkungan. Metode yang digunakan berupa penilaian kualitatif (penilaian GREENSHIP HOMES, paired comparison, dan decision matrix analysis) serta kuantitatif (analisis life-cycle cost yang dikonversi menjadi nilai present-worth). Hasil penelitian menunjukkan bahwa kriteria yang paling diperhatikan responden dalam memilih material adalah ketersediaan stok material, sedangkan efisiensi energi tidak terlalu dipertimbangkan. Rekomendasi alternatif VE layak diimplementasikan pada item pekerjaan dinding bata (bata ringan), keramik lantai 2 (ubin glossy), kusen pintu tambahan dan jendela (kusen UPVC), serta rangka kanopi garasi samping dan rooftop (baja ringan) karena kinerjanya yang menguntungkan jika ditinjau dari nilai manfaat dari green building dan nilai penghematan dari life-cycle cost.
